1. What to Expect (The Deliverables)

We believe in transparency. Here is exactly what is included in your complimentary consultation.

  • The Standard Estimate (Free): Includes a detailed written scope of work and a firm bottom-line total. You also receive two rounds of revisions, allowing you to adjust the scope to perfectly fit your vision and budget.
  • The Itemized Upgrade (Optional): Need a breakdown by phase, component selections, or line-item costs? We offer this advanced detail for a $100 deposit.
    • Note: This $100 is credited directly toward your final invoice if you hire us.

2. Pre-Scheduling Checklist

To ensure we can provide our highest level of service, please confirm the following prior to scheduling a site visit:

✅ Ownership & Authority You must own the property or be the authorized representative with full power to make financial decisions.

✅ Readiness to Proceed You should be financially prepared to approve the estimate within 7 days of receipt.

⚠️ Third-Party Funding (Insurance, Loans, Grants) If your project relies on third-party payers (insurance claims, bank loans, or trustees), we must be able to communicate directly with the agent and review their terms/conditions before we schedule a site visit.

  • This ensures we can meet their documentation requirements without delaying your project.

3. Can’t Meet a Condition? (The Remote Option)

Don’t worry. We can still help.

If a site visit isn’t possible, or if you are still in the early planning stages, we can often provide a Free Preliminary Bid remotely.

  • Simply upload detailed photos and a description of your project in the form below.
  • We can provide accurate pricing guidance without a physical walkthrough.

4. Our Mutual Commitment (Terms of Service)

We value your time, and we ask that you value ours. By submitting this request, you agree to the following courtesy policies:

  • The “Close the Loop” Courtesy: Our estimates are free, but they take significant time to prepare. We simply ask for a clear “Yes” or “No” determination after you review our bid.
    • If we are “ghosted” (no clear determination provided), an administrative fee of $50/hour will be billed for the time spent preparing your estimate, including travel and site visits.
  • Arrival Window: We schedule 1-hour arrival windows. Please be present at the start and available through the end of this window.
  • Access & Cancellations: A $100 Trip Charge applies for “no-call/no-shows” or if lockbox/entry codes fail to provide access.
  • Bid Review: To ensure clarity, we require a brief review meeting (phone or in-person) to go over the proposal before submission.

    Our estimate meetings are scheduled within a one-hour window of arrival. Our estimator may arrive anytime within this window. You must be present at the start of the window, and available to begin the meeting at the end of the window of arrival.

    In the event that you are a “no-call no-show” for the meeting, or if we are granted access through a lockbox or an alternative method that fails to provide access, there will be a $100 trip charge.

    Before we submit our formal proposal, we will want to do a bid review with you. That may be as simple as a phone call. All meetings are during office hours. Will you be able to make yourself available for this meeting?

    Our estimates are free to you, but come at a cost to us. We only ask for your clear determination about our estimate even if declined. We understand you may need time to consider our bid before deciding. We ask that you take the time to provide us with your official determination if you decline and a brief summary on what motivated your decision. This is a condition for a free estimate. In the event that we are not provided with a clear determination, there will be an administrative charge of $50 per hour for each hour spent to compose the estimate. This includes travel time, site visit time, estimating time, and follow up time.
