Project Overview & Homeowner Objectives in Cranberry Township’s Sloped Subdivisions
Because so many subdivisions across Cranberry Township, PA—including Glen Eden, Sunningdale, Ehrman Farms, and neighborhoods off Rochester Road and Rowan Road—were developed by grading into Western Pennsylvania’s rolling hills, thousands of homes feature steep, un-mowable backyard slopes and walk-out basement hillsides that dump runoff straight into the lower lawn. In this comprehensive grading, drainage, and hardscape project, our clients wanted to terrace an eroding 45-degree clay slope into usable level lawn and garden tiers, eliminate a chronic swampy bog at the base of their walk-out patio, and install natural stone steps with integrated nighttime landscape lighting.
Property Profile & Pre-Renovation Challenges
A previous landscaper had tied four roof downspouts directly into a cheap black corrugated perforated pipe buried behind a timber wall. Every heavy thunderstorm overloaded the perforated pipe, blowing muddy water out through the rotting timbers and turning the backyard into a mud pit.
Scope of Work & Turnkey Single-Team Coordination
- PA 811 utility locating, hillside excavation, and installation of an engineered dual-pipe stormwater and French drain system.
- Construction of a tiered segmental retaining wall and architectural landscape with natural stone staircase treads.
- In-house licensed stormwater drain piping and electrical FX Luminaire low-voltage brass landscape lighting.
Dual-Pipe Stormwater Engineering & Geogrid Retaining Wall Stabilization
Why Roof Downspouts & Wall French Drains Must Never Share a Pipe
The #1 mistake in Western PA landscaping is dumping roof gutter downspouts into the perforated French drain pipe behind a retaining wall—which actively injects thousands of gallons of roof water right into the soil behind your wall. Our crew installed a true dual-pipe system: a solid, solvent-welded 4-inch Schedule 40 PVC pipe with cleanout wyes dedicated strictly to carrying roof downspout water safely to a storm detention bed, running alongside a separate 4-inch perforated SDR-35 French drain encased in 18 inches of washed #57 limestone and non-woven filter fabric to collect groundwater behind the wall.
NCMA Geogrid Reinforcement & Natural Stone Staircases
We excavated a 12-inch deep leveling pad below frost line, compacted angular 2B limestone, and buried the entire first course of Techo-Bloc segmental blocks below grade to resist toe kick-out. As we built the two tiered walls, we rolled out 6-foot-deep layers of Mirafi biaxial geogrid mesh between the courses and mechanically compacted the backfill in 6-inch lifts—tying the hillside and the stone face into an immovable structural unit. Between the tiers, we set 6-inch thick solid thermal-top natural bluestone step slabs and mulched river-rock planting beds anchored with ornamental grasses, boxwoods, and hydrangeas.
In-House Low-Voltage Landscape & Hardscape Lighting
12V Brass LED Fixtures & Weatherproof Power
To showcase the stonework after dusk and make the hillside staircase safe year-round, our in-house electricians installed a dedicated weatherproof GFCI exterior circuit feeding a stainless steel FX Luminaire astronomical transformer, wiring solid brass LED under-cap lights beneath the wall coping, directional uplights on the specimen Japanese maples, and shielded path lights along the stone steps.
