Project Overview & Homeowner Objectives in Saxonburg, Sarver & Cabot

Homeowners situated on the scenic, wooded lots of Sarver (Buffalo Township), historic Saxonburg, and Cabot in southeastern Butler County, PA love spending three seasons outdoors—until a rotting pressure-treated pine deck becomes a splintered safety hazard. In this flagship exterior build off Route 356, our clients wanted to replace a decaying 12×16 builder-grade wood deck with an expansive 28×18 composite entertaining deck featuring a vaulted gabled roof pavilion, integrated stair lighting, and a dry walk-out patio underneath.

Property Profile & Pre-Renovation Challenges

The original deck’s 4×4 posts had been buried directly in damp clay soil without concrete footers, causing severe frost heave and post rot, while the house ledger board had been nailed directly over vinyl siding without flashing—allowing rainwater to wick into the home’s rim joist.

Scope of Work & Turnkey Trade Coordination

  • Demolition of the failing structure, rim-joist restoration, and excavation of 42-inch frost-line concrete piers.
  • Heavy-duty custom composite deck framing at 12-inch centers and covered porch pavilion roof integration.
  • In-house licensed electrical wiring for ceiling fans, infrared patio heaters, and LED step illumination, plus natural gas plumbing for a built-in grill.

Deep-Frost Pier Engineering, Ledger Waterproofing & Pavilion Framing

42-Inch Bell-Bottom Footings & 12-Inch On-Center Joist Framing

To prevent winter ground heaving in Buffalo Township’s heavy clay soil, we augered 18-inch diameter piers down 42 inches below grade with flared bell bottoms, poured 4,000 PSI concrete, and anchored 6×6 posts atop galvanized Simpson Strong-Tie ABU66Z standoff bases. At the house connection, we stripped the siding, wrapped the rim joist with self-adhering Vycor butyl membrane, and fastened a 2×10 ledger using Simpson SDS heavy-duty structural screws and DTT1Z lateral load tension ties bolted directly to the interior floor joists. Because composite decking flexes more than wood in summer heat, we framed the floor joists at tight 12-inch on-center intervals topped with butyl joist tape so water never sits around screw shanks.

Cathedral Gabled Roof Structure & Under-Deck Waterproofing

Before laying the TimberTech PRO capped composite boards with picture-framed mitered borders, we installed a Trex RainEscape trough system above the joists to channel rainwater into concealed downspouts—creating a bone-dry lower patio ceiling. Above the deck, our carpenters framed a structural gabled roof tied seamlessly into the home’s existing second-story valley with ice-and-water shield, finished underneath with stained tongue-and-groove cedar.

In-House Electrical, Gas Plumbing & Buffalo Township Code Compliance

Weatherproof Power, Infrared Heat & Gas Grill Stub-Outs

Our in-house electricians ran concealed wiring inside the ceiling rafters for a 60-inch wet-rated ceiling fan, dual 240V Bromic infrared heaters, weather-resistant GFCI receptacles, and a low-voltage transformer powering Westbury aluminum rail post caps and stair risers. Simultaneously, our licensed plumbers extended an exterior black-iron and CSST gas line with a quick-connect shutoff valve for the homeowner’s outdoor grill.

Municipal Inspections & EPA Lead-Safe Exterior Tie-In

Every structural footing, lateral tie, and electrical circuit passed Buffalo Township PA UCC inspections, delivering a maintenance-free outdoor retreat built to withstand decades of Western PA snow loads and freeze-thaw cycles.
