Chicora Borough, Karns City, Donegal Township, Fairview Township, and rural ridge-top homes along Route 68 and Route 268 in eastern Butler County, PA.
Municipal Code & Permitting
Chicora Borough, Karns City, and Donegal Township PA UCC plumbing and energy conservation codes (IECC Climate Zone 5 pipe insulation R-3 minimums), NEC Article 427 self-regulating heat-trace cable GFCI rules, and EPA Lead-Safe RRP wall/ceiling opening compliance.
Western PA Climate & Soil Engineering
Sub-zero wind chills (-10°F to -20°F) whipping across open eastern Butler County ridges into unsealed stone/block crawlspaces and cantilevered kitchen sink overhangs; mitigated via PEX-A expansion conversions and closed-cell spray foam air-sealing.

Technical Specifications & Material Breakdown

  • Arctic / Hot-Shot low-voltage electronic pipe-thawing transformer and FLIR E8-XT thermal imaging infrared camera
  • Uponor AquaPEX (PEX-A) freeze-resistant cross-linked polyethylene replacement lines with lead-free brass expansion fittings
  • Raychem FrostGuard self-regulating UL-listed electrical heating cable with dedicated 20-amp GFCI circuit and thermostat control
  • 3-inch closed-cell polyurethane spray foam insulation applied to crawlspace rim joists and exterior cantilevered floor bays
  • Woodford Model 19 freezeless anti-siphon wall faucet and Armacell 3/4-inch closed-cell elastomeric pipe insulation sleeves

Project Overview & Emergency Response in Chicora, Karns City & Donegal Township

When a January polar vortex drops temperatures below zero across the exposed ridges of Chicora, Karns City, and Donegal Township, PA, uninsulated water lines in stone basements, vented crawlspaces, and exterior kitchen walls freeze solid in a matter of hours. During a -8°F cold snap along Route 68, a homeowner woke up to zero water pressure upstairs and water pouring through the dining room ceiling from a split 3/4-inch Type M copper hot-water line hidden inside a cantilevered second-floor bathroom overhang.

Property Profile & Pre-Renovation Challenges

Water expands by roughly 9% as it turns to ice, generating over 2,000 PSI of hydraulic pressure downstream of the ice plug—enough to split rigid copper piping open like a zipper. Furthermore, standard plumbers only solder a coupling onto the burst section without fixing the cold air infiltration that caused the freeze, guaranteeing the pipe will burst in the exact same spot during the next cold front.

Scope of Work & Turnkey Single-Team Execution

  • Immediate main water shutoff, FLIR thermal imaging diagnostics, and safe electronic frozen pipe thawing and burst repair.
  • Replacement of vulnerable exterior-wall copper runs with freeze-flexible Uponor PEX-A plumbing and a Woodford freezeless exterior hose bib.
  • In-house electrical GFCI wiring for self-regulating heat trace cable, closed-cell rim-joist foam insulation, and ceiling drying and drywall repair.

FLIR Thermal Diagnostics, Safe Pipe Thawing & PEX-A Rerouting

Pinpointing Ice Plugs Without Open-Flame Torches

Never allow anyone to use a propane blowtorch inside a wood-framed wall cavity to thaw a frozen pipe—it is a leading cause of winter house fires in Western PA. Using a FLIR thermal imaging camera, our technicians traced the sub-zero cold plume along the rim joist and cantilevered floor bay, then deployed a low-voltage electronic pipe-thawing unit and controlled warm-air ducting to safely melt the remaining ice plugs in the cold-water supply line.

Upgrading Vulnerable Runs to Freeze-Resilient Uponor PEX-A

We cut out 18 feet of split and brittle copper piping inside the cantilevered overhang and crawlspace, replacing the entire run with Uponor AquaPEX (PEX-A) tubing routed on the warm, conditioned side of the framing cavity. We also replaced a burst exterior garden faucet that had flooded the basement wall with a Woodford Model 19 anti-burst frost-free sillcock whose valve seat sits 12 inches inside the heated basement.

Permanent Winterization: Closed-Cell Foam, Heat Trace & Ceiling Restoration

Stopping Cold Air at the Rim Joist & Restoring the Dining Room Ceiling

To permanently eliminate the freezing draft, our crew stripped the wet fiberglass batts that were letting frigid Route 68 winds blow straight through the stone foundation sill plate, sealing the entire crawlspace rim joist and cantilevered overhang with 3 inches of closed-cell polyurethane spray foam and wrapping the supply lines in Armacell elastomeric pipe insulation. Along an unheated stone root-cellar wall, our in-house electricians wired a dedicated 20-amp GFCI outlet to power a thermostatically controlled Raychem FrostGuard self-regulating heat cable. Finally, after drying the dining room joists with commercial air movers, our in-house drywall finishers patched, skim-coated, and repainted the ceiling under EPA Lead-Safe Certified Firm protocols.
