Project Overview & Homeowner Objectives in Saxonburg, Sarver & Cabot
Homeowners across Saxonburg, Sarver (Buffalo Township), and Cabot in southeastern Butler County, PA know how quickly drafty, original windows drive up natural gas and electric heating bills between November and March. In this full-house fenestration upgrade off Route 356, our clients wanted to replace 18 rattling single-pane wood windows and a rotting living room picture window with triple-pane ENERGY STAR Northern Zone windows, convert the living room opening into a structural projecting bay window, and eliminate the winter ice buildup that formed along their interior sills every January.
Property Profile & Pre-Renovation Challenges
Because the brick-and-frame residence was built in 1968, the painted wood window jambs, parting beads, and exterior sills contained lead-based paint. Furthermore, expanding the living room opening to accommodate a wider 3-lite bay window required cutting the masonry/wood wall and installing a load-bearing structural header.
Scope of Work & Turnkey Trade Coordination
- Certified EPA Lead-Safe window removal using interior/exterior poly containment and HEPA vacuuming.
- Structural framing of a double 2×10 header and insulated seat board for the new living room bay window.
- Precision ENERGY STAR window replacement with waterproof pan flashing, low-expansion foam, and custom aluminum exterior capping.
- In-house electrical relocation of wall outlets beneath the enlarged bay opening and HVAC baseboard diffuser adjustments.
EPA Lead-Safe Removal, Structural Header Framing & Waterproof Flashing
EPA RRP Containment & Enlarging the Bay Window Opening
Operating as a certified EPA Lead-Safe Firm, Dependable Home Solutions laid 6-mil interior floor runners and exterior ground tarps at every window opening before removing the old sashes and counterweights. In the living room, our framing carpenters erected a temporary support wall, enlarged the rough opening by 16 inches, framed a double 2×10 structural header with jack studs, and anchored the projecting bay window frame using concealed overhead steel cable turnbuckles bolted into the ceiling rafters so the bay will never sag over time. Simultaneously, our in-house electricians relocated a receptacle circuit and wired a recessed dimmable LED eyeball light inside the insulated bay ceiling soffit.
Multi-Stage Sill Pan Flashing & Triple-Pane Low-E Glazing
Window replacements fail when crews simply caulk a vinyl frame against old wood without waterproofing the rough sill. We wrapped every rough sill with self-adhering DuPont FlexWrap flexible pan flashing turned up 6 inches along the jambs, set and laser-plumbed the fusion-welded triple-pane Low-E argon windows (achieving a remarkable 0.20 U-factor), and injected low-expansion closed-cell polyurethane foam around the entire perimeter gap to completely block air infiltration.
Custom Exterior Aluminum Capping & PA UCC Egress/Safety Glass Compliance
Maintenance-Free Coil Wrapping & Bedroom Egress Upgrades
Outside, our craftsmen custom-bent heavy 0.024-inch PVC-coated aluminum coil stock on a portable metal brake to encapsulate all exterior wood brickmould and sills, sealing the joints with color-matched OSI QUAD Max polymer sealant that never cracks in Western PA freeze-thaw weather. In the upstairs bedrooms, we replaced narrow double-hung units with full-opening casement windows to satisfy Pennsylvania UCC emergency egress net-clear-opening requirements, and installed ANSI-certified tempered safety glass above the bathtub.
