Project Overview & Homeowner Objectives in Wexford’s Treesdale & Laurel Grove
Across the premier neighborhoods of Treesdale, Laurel Grove, Cloverdale, and estates off Shenot Road and Babcock Boulevard in Wexford and Pine Township, PA, homeowners are designing backyard living rooms that rival the comfort and architectural detail of their interior great rooms. For this flagship outdoor transformation, our clients wanted to build an attached covered lanai featuring a monumental 14-foot natural stone fireplace, flush-recessed ceiling infrared heaters, motorized insect and wind-block screens, and an outdoor entertainment wall so they could watch autumn Steelers games outdoors in total comfort.
Property Profile & Pre-Renovation Challenges
Building a multi-trade outdoor living room typically forces a homeowner to coordinate a mason, a framer, a roofer, a concrete/paver hardscaper, a plumber, and an electrician—where a single miscalculation between the roof framing and the masonry chimney location stalls the entire build. Dependable Home Solutions engineered and built the entire environment with our single in-house team.
Scope of Work & Turnkey Single-Team Coordination
- Pine Township UCC permitting, Treesdale HOA architectural approval, and deep-frost foundation excavation.
- Turnkey luxury outdoor living construction including the hip-roof lanai, natural stone masonry fireplace, and Techo-Bloc patio.
- In-house licensed electrical 240V infrared heating, motorized screens, and AV wiring, plus plumbing natural gas starter lines.
Monumental Stone Fireplace Engineering & Covered Lanai Framing
Supporting 18,000 Pounds of Masonry on Western PA Soil
A 14-foot tall masonry fireplace exerts immense concentrated weight. Before framing the patio or roof, our crew excavated a 7×4-foot trench down 42 inches below the Pine Township frost line and poured a monolithic 4,500 PSI concrete footing reinforced with a double mat of #5 steel rebar. Our masons laid a structural 8-inch CMU block core lined with refractory firebrick and high-heat mortar around a 42-inch firebox, cladding the exterior in hand-chiseled natural Pennsylvania fieldstone with a 3-inch thick solid Indiana limestone hearth bench and a reclaimed barn-beam mantel.
Seamless Hip-Roof Tie-In & Motorized Retractable Screens
Around the fireplace, our carpenters framed a structural hip-roof lanai tied directly into the home’s second-floor framing and finished underneath with stained tongue-and-groove cypress ceiling planks. Inside the wrapped column headers, we recessed motorized Phantom retractable screens that lower at the touch of a wall switch to seal out summer mosquitoes or crisp November breezes.
In-House 240V Infrared Heating, Gas Plumbing & Outdoor AV
Three-Season Climate Control Under One Roof
Our in-house licensed plumbers ran an underground natural gas line directly into the firebox with a forged brass key valve to fuel a high-BTU gas log lighter and ceramic log set. Overhead, our in-house electricians wired two dedicated 240V circuits to power flush-recessed 4,000-watt Bromic Platinum infrared radiant heaters mounted cleanly inside the cypress ceiling, alongside concealed HDMI/Cat6 conduit above the mantel for a 65-inch SunBrite outdoor television, Sonos architectural speakers, and dimmable step and sconce lighting.
