Project Overview & Homeowner Objectives in Gibsonia & Richland Township
Homeowners across the wooded lots of Gibsonia and Richland Township, PA—from Bakerstown Road and Hardies Road to neighborhoods bordering North Park—love soaking in a heated hydrotherapy spa while snow falls through the pines. However, buying the hot tub is only half the battle: showroom dealers do not pour structural concrete pads, do not pull electrical permits or wire 240V GFCI subpanels, and often refuse to maneuver a 1,000-pound spa down a sloped backyard hillside. In this turnkey installation, Dependable Home Solutions handled the excavation, reinforced concrete pad, crane/skid-steer rigging, licensed 240V electrical hookup, and winter refill plumbing under a single point of contact.
Property Profile & Pre-Renovation Challenges
The backyard sloped away from the walk-out basement patio over heavy clay soil, and the main 200-amp electrical panel was located 85 feet away on the opposite side of the finished basement ceiling.
Scope of Work & Turnkey Single-Team Coordination
- Hillside excavation, compacted limestone base, and pouring of a 6-inch reinforced 4,500 PSI concrete spa pad.
- Complete turnkey hot tub installation, rigging placement, and spa surround carpentry.
- In-house licensed NEC Article 680 240V GFCI wiring and plumbing hot/cold frost-free exterior refill faucet installation.
6-Inch Reinforced Concrete Spa Pad & NEC 680.26 Equipotential Bonding
Engineering a Dead-Level Slab That Never Shifts in Winter Frost
Unlike a patio table, an 8-person hot tub or swim-spa concentrates 5,500 to 7,500 pounds of water and occupant load onto a small footprint; if frost heaves one corner of the pad by even half an inch, the acrylic shell stresses and jets sit above the water line. Our crew excavated 12 inches into the clay subgrade, installed non-woven geotextile separation fabric, and compacted 6 inches of angular 2B crushed limestone. We formed a 6-inch thick slab of 4,500 PSI air-entrained concrete reinforced with a 12×12-inch grid of #4 steel rebar elevated on chairs—laser-leveled flat across the spa footprint so every perimeter jet sits at the exact design waterline.
Copper Equipotential Grid Bonding
Before pouring the concrete, our in-house licensed electricians clamped a continuous #8 AWG solid bare copper bonding conductor directly to the slab’s steel rebar grid and extended it to the spa equipment pack in strict compliance with NEC Article 680.26—ensuring zero stray voltage potential between the wet concrete deck and the spa water.
60-Amp 240V GFCI Wiring, Placement Rigging & Winter Refill Plumbing
Sightline Disconnects & Effortless January Water Changes
Our electricians neatly fished #6 AWG copper cable above the finished basement ceiling without damaging a single piece of drywall, trenched 18 inches underground in heavy-wall Schedule 80 PVC conduit, and mounted a weatherproof 60-amp Square D GFCI disconnect box 6.5 feet from the spa (within easy sightline, outside the 5-foot splash zone). Using our tracked rigging equipment, we set the spa smoothly onto the cured pad, made the final liquid-tight whip connections into the heater pack, and had our in-house plumbers install a Woodford Model 22 frost-free hot-and-cold mixing faucet right beside the patio so the homeowners can drain and refill their spa with warm water even in the middle of January.
