Project Overview & Homeowner Objectives in Gibsonia & Richland Township
Across the expansive custom homes of Grandview Estates, Bakerstown, and properties along Hardies Road and Ewalt Road in Gibsonia and Richland Township, PA, many residences built in the late 1990s and 2000s feature solid hardwood kitchen cabinetry and intricate two-story foyer millwork finished in dated golden honey oak or dark cherry stains. In this whole-house interior transformation, our clients wanted to convert their solid maple and oak kitchen cabinets to a durable factory-sprayed satin white and slate-blue island finish, enamel all first-floor wainscoting and trim, and paint their soaring 20-foot foyer and stairwell walls.
Property Profile & Pre-Renovation Challenges
Brush-and-roller latex house paint applied to kitchen cabinets quickly chips around dishwasher steam vents, yellows from cooking oils, and sticks to rubber door bumpers. Achieving a true factory furniture finish requires industrial catalyzed coatings and dust-free spray booth containment.
Scope of Work & Turnkey Trade Coordination
- Complete kitchen masking, HEPA dustless sanding, oak grain-filling, and factory-grade cabinet refinishing and interior painting.
- Carpentry installation of new soft-close concealed European hinges and precision hardware jig drilling.
- In-house licensed electrical chandelier hoist/dimmer upgrades and HVAC register refinishing/replacement.
2K Catalyzed Polyurethane Cabinet Refinishing & Grain Filling
Chemical De-Greasing, Shellac Tannin Sealing & HVLP Fine-Finish Spraying
Our crew removed all 46 cabinet doors and drawer fronts, cataloging each piece and replacing dated exposed hinges with Blum concealed soft-close hinges. On site, we isolated the kitchen inside a negative-air zippered spray booth vented to the exterior so zero odor or overspray entered the rest of the home. Every cabinet frame and door was scrubbed with an industrial degreaser, mechanically sanded with Festool HEPA dust-extraction sanders, treated with two coats of grain filler to smooth out the open oak pores, and sealed with BIN pigmented shellac primer to permanently lock in wood tannins.
KCMA-Rated Italian 2K Polyurethane Topcoats
Rather than standard hardware-store paint, we sprayed two coats of Italian 2K (two-component) catalyzed waterborne polyurethane using an air-assisted airless fine-finish rig. Cross-linked with a chemical hardener, this coating cures to an ultra-smooth, non-yellowing finish that passes strict KCMA testing against hot coffee, red wine, grease, and steam near dishwashers and ovens.
Two-Story Foyer Scaffolding, Trim Enameling & In-House Electrical Upgrades
Elastomeric Trim Caulking for Western PA Seasonal Humidity Swings
In the two-story foyer and great room, our crew erected full interior scaffolding to repair nail pops, pole-sand walls, and caulk all crown molding, chair rail, and shadow-box wainscoting joints with high-flex elastomeric sealant that stretches without splitting during dry January furnace months. We applied two coats of Sherwin-Williams Emerald Urethane Trim Enamel on all millwork and doors, paired with washable Emerald Matte on the high walls to hide drywall imperfections under bright foyer windows. While our scaffolding was up at the 20-foot ceiling peak, our in-house licensed electricians replaced the outdated brass foyer chandelier with a modern tiered LED fixture and upgraded all wall switches and receptacles to crisp white Lutron Diva dimmers and tamper-resistant outlets.
